A quiet tech boom on the river: BSidesAugusta and the Georgia Cyber Center

Tomorrow morning, hundreds of cybersecurity professionals will walk into the glass towers on the Savannah River with badges, laptops, and conference lanyards. BSidesAugusta — Augusta's homegrown, community-run security conference — returns to the Georgia Cyber Innovation and Training Center on October 28. If you think that's just a tech event, you're missing what it says about the town you live in.

First, What BSidesAugusta Actually Is

BSides is a worldwide tradition: grassroots security conferences run by volunteers, built so practitioners can share what they know without a corporate gatekeeper. Augusta has one of its own, and it fills a building that downtown paid a lot of attention to when it opened.

That building matters more than the event. The Georgia Cyber Center sits on the Nathan Deal Campus for Innovation at 1 Eleventh Street, and it was built as a public-private bet: state government, universities, and defense contractors sharing one campus on the Augusta riverfront. Augusta University's Cyber Institute operates there. Georgia Tech runs programs out of it. The Alliance for Fort Gordon relocated its headquarters there. Industrial tenants include defense and cybersecurity contractors like Parsons and Peraton.

And a few miles away sits the reason the whole ecosystem exists: Fort Gordon, home of the U.S. Army Cyber Command and the Army Cyber Center of Excellence — the schoolhouse that trains thousands of military cyber specialists, many of whom finish a 20-year career and then ask the question I hear every week: "I'm staying in Augusta. Where should I buy?"

Why a Tech Economy Shows Up in the Housing Market

I don't predict prices — anyone who does is selling something. But demand is a fact, and Augusta's cyber economy produces a specific kind of demand, over and over:

  • Military cyber assignments cycle through constantly. Every PCS season brings new arrivals tied to the post, and a meaningful share of them retire here permanently.
  • Civilian contractor jobs follow the mission. Firms like Parsons and Peraton relocate employees and hire locally.
  • The university pipeline keeps graduates in town. Augusta University and Augusta Tech produce cyber-credentialed graduates who can now find the work here instead of leaving for Atlanta or D.C.

Knowledge jobs with steady paychecks buy homes. That's not a prediction — that's arithmetic.

Where That Demand Actually Looks

Here's what I tell buyers relocating for a cyber job, whether the badge says Fort Gordon, the Cyber Center, or a contractor downtown. Your criteria stay yours — but the practical geography works like this:

  • Close to the Cyber Center/downtown: the walkable and semi-walkable historic districts put you minutes from the riverfront campus.
  • The Evans–Martinez corridor: the commute to either the post or downtown runs reasonable, and it's the classic "schools plus shopping" shortlist many families start with.
  • Grovetown and the growth areas: newer construction at price points that leave room in the budget.

I won't rank neighborhoods — fair housing aside, it's lazy advice. What I will do is hand you the data. My Neighborhood Profiles cover 500+ CSRA neighborhoods with 12-month sold data, and they're free to browse with a free account at NickJefftheRealtor.com. You define the criteria; the profiles show you the numbers.

A Note for Owners and Investors: Read the Rental Data Honestly

The landlord response to this economy is already visible in the numbers. Columbia County rental listings were up 96.8% year over year as of September 2026 — a near-doubling of rental supply — while the median rent sat at about $1,850, down 7.5% year over year (Realtor.com market data). Translation: investors smelled the demand and rushed supply in, and rents softened as a result.

That's the honest read. A growing tech economy makes a market more liquid and more interesting — it does not make every rental purchase a winner. Underwrite carefully, and if you want help running the actual numbers on a specific property, that's a conversation I'm glad to have.

If You're Moving Here for One of These Jobs

The five-minute version of my buyer process, built for relocations:

  1. Create your free account at NickJefftheRealtor.com and browse the Neighborhood Profiles before you even fly in.
  2. Shortlist two or three areas that fit your commute and your criteria.
  3. Book a free buyer consultation — from the "My Consultations" menu, or the "Schedule Consultation" button on any neighborhood profile you like. We'll map your timeline, budget, and wish list before you tour a single house.

No pressure, no hype — the same honest math I'd run for my own family.

The Bottom Line

Tomorrow a volunteer-run security conference will pack a nine-figure riverfront campus in downtown Augusta. That sentence would have been impossible fifteen years ago. Whether you're arriving for the mission, staying after the uniform, or already here and wondering what your street will look like in ten years — the smart move is the same: know your data, know your budget, and work with someone who'll tell you the truth about both.

Going the extra mile, in the "Nick" of time.
